INSPECT the structural aspects of the property before signing on the dotted line. This is vitally important as any structural damage caused by severe weather conditions or lack of attention and repair could result in unexpected financial outlay.
These key factors should be considered:
- Patent Defects which are clearly visible upon inspection should be noted and recorded by the PURCHASER. Cracks, spaces and water stains can indicate costly structural problems. Remember that a weakened structure will continue worsening through the years and can become very costly to repair.
- Ensure that all doors and windows have proper sealing.
- Check the water pressure throughout the property (kitchen, bathrooms etc.). When you are inspecting the kitchen, do not stop at eye level – look underneath the sink and examine the pipes. Check for leaks, water damage, and mould.
- If the house has a garage – attached or detached – apply the same inspection principles and ensure that it has soundness of structure.
- Most importantly the PURCHASER should ask for a copy of the municipal approved plans of the property. Note that the PURCHASER will be liable for any illegal alternations done post purchasing the property.
